About

Mint Property Managers was established in 2010 by Peter & Jenny Cohen, to manage property for family & friends. Jenny and Peter have been property investors since 1984.

 

Mint Property Managers are members of the Wellington Property Investors Association, who are affiliated to the NZ Property Investors Federation (NZPIF). They abide by the NZPIF Code Of Ethics and through training and attendance at meetings and seminars, keep updated on the latest legislation and property trends.

Tenants

Welcome to Mint Property Managers.

 

We have a fresh approach to Property Management and will always treat you with caring, professional service and respect.

 

All our properties are compliant with Healthy Homes legislation and the Residential Tenancies Act and Amendments.

 

We want you to enjoy a warm, well maintained home and to look after it like it is your own.

 

Maintenance

All maintenance requests must be made in writing, so please contact us with a description and photos of the issue. 

 

Please consult the Troubleshooting Checklist in your Tenancy Folder first, as this will help you resolve simple problems like electricity outages caused by tripped fuses, etc. 

 

The cost of calls outs where the fault is caused by the tenants actions, will be charged to the Tenant.

Tenancy Application

We have a simple online application process to apply for a residential property.

 

All our properties are advertised on Trademe. After viewing the property, please click on the 'Apply for this Property' button on the Trademe listing. This will take you to our Pre Tenancy Application Form. When you have completed the application, attach your identification and send it to us. We process your application including credit and reference checks.

 

If your application is approved, we will be in touch and complete the Tenancy Agreement, Bond Lodgement Form and the Pre Tenancy Inspection Report.  Once you have signed these documents, paid the rental and bond, we give you the keys and you can move in.

 

At the start of the Tenancy, we provide you a Tenancy Folder with our contact information, a Repairs Troubleshooting Checklist, a copy of the Tenancy Agreement and the pre Tenancy Inspection Report with accompanying photographs. This report records the condition of the property at the start of the tenancy and it is reviewed at the end of your tenancy, as part of the bond refund process.

 

Bonds

Bonds are the equivalent of 4 weeks rental and must be paid in full prior to commencement of the Tenancy.

 

Your Bond is lodged with the Bond Office at Tenancy Services as required by the Residential Tenancies Act 1986.

 

You will receive an electronic acknowledgement from the Bond Office with details of your Tenancy and the Bond.

Healthy Homes Assessment and Compliance Statement

Fixed fee of $165 incl.GST

We complete a Healthy Homes Assessment and issue a Compliance Statement for all properties we manage, to ensure they are compliant with the Healthy Homes Standards.

 

If the Assessment shows your property does not meet the Standards, then we work with you to ensure it is compliant by the required date.

 

These standards became law on 1 July 2019 and introduce specific and minimum standards for heating, insulation,ventilation, moisture and drainage in rental properties. 

 

All properties must comply from 1 July 2021 or within 90 days of a new or renewed tenancy. 

 

We arrange and supervise all works to make your property Healthy Homes Compliant.

Property Mentoring

$590 incl.GST for the first month 

$285 incl.GST each month thereafter

Our Mentoring Programme provides :

Our Mentoring Programme is structured as follows:

  • in your first month we have a 2 hour information and strategy session
  • each month thereafter we meet with you for a 1 hour Mentor session
  • attendance at a monthly meeting of property investors to hear a topical speaker and network
  • attendance at a monthly informal chat with fellow property investors
  • each week we have a phone call to answer your questions and provide information and guidance
  • weekly email support and access to property data
  • attendance at the Annual Property Investors Conference (costs apply)

 

We do not sell properties or provide financial or investment advice, so we do not profit from your decisions. We Mentor you, provide access to information, attendance at meetings and networking opportunities with fellow property investors. We empower you to implement a strategy that suits your personal circumstances and lifestyle.

Peter Cohen will be your Mentor. An Accredited Mentor through BMNZ, Peter has been an active Property Investor since 1984 and has established a significant portfolio of Commercial and Residential Properties.

Our Mentoring Service charges are very reasonable. Don't be tempted to pay other providers $20,000 or more per annum in advance, when we charge reasonable monthly fees -

  • $490 incl GST for the first month, which includes mentoring, annual memberships and subscriptions
  • $185 incl GST each month thereafter

If you are not entirely happy with our service, you are not tied to a 12 month Mentoring agreement, you can cancel with one months notice.
